I got this space for a side project that has relocated to a more accommodating facility. But what we have left is a special, high traffic spot in Downtown Lexington, close to an abundant liberal arts scene.

The building has a ton of potential- From an office... A boutique for anything... a convenient store... A clothing store. Even a coffee shop (the one nearby closed so there's a need for a new one!)

- Woodland Park & Skatepark (a few tens of meters away loaded regularly with potential customers and clients)
- Downtown Lexington, KY (within)
- University of Kentucky Campus (basically this location is on campus and surrounded by student living and nightlife.)
- Next door to a vape and smoke shop (My Store)
- Next door to a boutique on the other side.
- Across the Street from Missy's Pies, a very high end hair salon, and a toy emporium. Half priced books is a literal stones throw just beyond those.
- RIGHT next to Maxwell Elementary, and in the path of school traffic (Making this an excellent opportunity to make a spot for students or families. From a hot dog stand to a ice cream parlor, those little family places stand to succeed!)

All our neighbors are friendly and we are a low-trouble area, with law enforcement and a school very close, EMTs at the fire station right across the street... and no unwanted loitering.

I have this space until December, when I will have to renew a lease if you'd like to carry on past that.
